A View From the Top

Over the last few years, the hot topic in the construction industry has been the dramatic rise in material costs. Whether attributable to global demand or local gas prices, unstable prices challenge both building owners and contractors. Along with an increased focus on cost control should be an equal and continued emphasis on a project’s schedule and quality goals. A cost effective project that does not meet the equally important timing and qualitative goals, is often as much a failure as a project plagued by cost over runs.

Schedule development and quality control measures start early and involve input from the architect, contractor, and owner. Before a project begins, all involved parties should have a clear understanding of their respective roles as well as the parameters and processes for managing and measuring the project’s goals. Discussion items should include selection of both materials and subcontractors, with emphasis on the impact on time and quality. The impact of poor quality materials, long-lead-time items, and unqualified subcontractors will undoubtedly hamper any construction project.

Higher prices are part of the current business climate, and require great attention. However, due diligence includes all aspects of a building project. With proper emphasis on all three major project criteria—cost, time, and quality—even the most challenging construction projects will become owner success stories.
